Beltway Plaza Redevelopment

In an unreported opinion, the Maryland Court of Special Appeals affirmed the Prince George’s County Planning Board’s approval of Preliminary Plan of Subdivision (4-19023) for the Beltway Plaza Mall redevelopment project. Matthew Tedesco, along with the development team of Rodgers Consulting, on behalf of GB Mall Limited Partnership, have been working on the redevelopment of the Beltway Plaza Mall in Greenbelt, Maryland for a number of years. To date, approvals for the ultimate mall redevelopment include a Conceptual Site Plan, a Preliminary Plan of Subdivision, and a Detailed Site Plan for Phase 1, the latter of which consists of 750 apartments, 92 hotel rooms, and various outdoor spaces on the surface parking north of the mall. Upon completion, the redevelopment plans will ultimately deliver 2,500 residential units and 700,000 square feet of reconfigured commercial space to the 54-acre site. The development will also include a passive park along Breezewood Drive; a linear pedestrian plaza with seat walls and a splash area; a dog park; and an art walk adjacent to the AMC movie theater. The current Laugh Out Loud indoor theme park will be converted into a 27,000 square-foot community center that will be turned over to the City of Greenbelt. The redevelopment will also have a total of five acres of open space, a bicycle path and master planned trail facility, and will return anchor tenants Target, Giant and the movie theater.
